NORTH PROVIDENCE – The sale of the former Friendly’s restaurant property at 1883 Mineral Spring Ave. has finally gone through.
The property, which after it closed as a restaurant in August of 2019 was later used for the filming of “Good Burger 2,” is set to be converted into a Scrub-a-Dub Auto Wash. Demolition can now proceed.
Pete Dufresne, of Keller Williams Leading Edge, announced on Thursday that the legal battle over the property was finally resolved and the sale has officially closed as the property transitions to new owners.
This was nearly five years in the making, said fellow real estate agent Dawn Marano, who congratulated Dufresne.

“‘Welcome to Good Burger, home of the Good Burger… formerly,’” posted Dufresne. “1883 Mineral Spring Ave in North Providence went from Friendly’s to a Good Burger 2 filming location in 2023, which is objectively more screen time than most commercial buildings get.”
Scrub-a-Dub will need to acquire permits from the Rhode Island Department of Environmental Management for demolition before the company can proceed with construction of its new car wash.

The town granted a special use permit and variances for the project in 2022, but neighbors in the nearby International Apartments appealed the decision over noise and traffic concerns, leading to a lengthy legal fight. A Superior Court denied the appeal, and the matter then ended up in Rhode Island Supreme Court, where it was also dismissed.
The town has issued violations tied to the condition of the property, which the new owners must resolve. A temporary release was granted to allow the completion of the $850,000 sale.
